Originally conceived with a focus on a new arena for the Des moines Buccaneers hockey team,the project has evolved into a multifaceted development poised to substantially impact the area. Initial plans, approved in 2022 with $26.5 million in funding, faced a setback when mechanical issues sidelined the Buccaneers’ long-time home arena.
A Shift in Focus, A Broader Vision
The Buccaneers ultimately chose a new venue – the MidAmerican energy RecPlex in West Des Moines – for the 2024-2025 and 2025-2026 seasons. This prompted project planners to reassess and refine the vision for Merle Hay.Now, a $164 million plan is underway, offering a diverse range of amenities for you and your family.
Here’s a breakdown of the key components:
* Multi-use Arena & Volleyball Facility: $56.9 million
* Pickleball Courts (Completed): $3.1 million
* Hotel: $27 million
* Kohl’s (Completed): $12.4 million
* Retail Space (North of Kohl’s): $17 million
* Credit Union: $3.5 million
* Mixed-Use Improvements (Phase one): $15 million
* mixed-Use Improvements (Phase Two): $25.8 million
Progress Already Visible
Significant progress is already evident. Since 2022, owners have completed essential retail, mall, and stormwater improvements. Dinks pickleball, a popular 13-court facility, opened in 2023 and quickly drew over 60,000 visitors in its first year.
You’ll also find new retailers like Kohl’s, Kid’s Empire, Riddle’s Jewelry, and Five Guys adding to the shopping experience. Moreover, the project includes housing options, with Lillis Lofts completed in 2022.
Looking Ahead: Key Milestones
The project is moving forward with clear milestones. To ensure continued momentum, the development team needs to demonstrate $56.9 million in committed financing for Phase One of the sports complex by March 31st.
Documentation for a selected hotel developer is due by December 31, 2027. importantly, the Merle Hay Tower is now part of Phase 6 of the mixed-use campus improvements, allowing for a more phased and strategic approach.
