The Greater Bangkok property market experienced a noticeable cooling trend in the third quarter of 2025, as developers proactively adjusted strategies to address slowing sales. Overall Price Index Trends
Generally, the price indices for all three property types – condos, single-detached houses, and townhouses - decreased quarter-on-quarter. Specifically, the indices registered as follows:
* Condos: 158.3, down 0.5%
* Single-Detached Houses: 136.3, down 1%
* townhouses: 129.1, down 0.7%

Condo Market: Second Consecutive Quarterly Decline
Condo prices experienced their second consecutive quarterly decrease, reflecting a growing supply of unsold units. developers responded by launching targeted marketing campaigns to reduce inventory. In Bangkok, the condo price index stood at 161.4, a decrease of 0.2% year-on-year and 0.5% quarter-on-quarter.
Notably, the inner Sukhumvit area saw the most significant year-on-year drop, notably for units priced between 5.01 and 7.5 million baht. Samut Prakan and Nonthaburi also experienced declines, with Muang Nonthaburi-Pak Kret showing the steepest fall for properties between 1.01 and 2 million baht.
Single-Detached Houses: A Mixed Picture
Interestingly, while the overall index for single-detached houses fell for the first time in four quarters, prices continued to rise year-on-year. This suggests a divergence within the market. The year-on-year increase of 1.8% reflects sustained demand in the upper price segment,partially fueled by rising construction costs.
In bangkok, Min Buri, Nong Chok, Klong Sam Wa, and Lat Krabang saw the largest year-on-year gains for homes exceeding 10 million baht. Similar trends were observed in Nonthaburi,Pathum Thani,and samut Prakan,specifically in Muang Nonthaburi-Pak Kret for properties in the same price range.
Townhouse Market: Continued Downtrend
The townhouse price index continued its three-quarter downtrend, decreasing by 0.1%. Developers with older projects are actively reducing prices to attract buyers and clear existing stock. In Bangkok, Bang khen, Sai Mai, Don Mueang, and Laksi experienced the largest drops, particularly for units priced between 3.01 and 5 million baht.
Nonthaburi, Pathum Thani, and Samut Prakan followed suit, with Bang Kruai, Bang Yai, Bang Bua Thong, and Sai Noi in Nonthaburi seeing the most significant declines within the same price bracket.
Promotional Strategies: Shifting Incentives
Developers are increasingly relying on promotional offers to entice buyers. Here’s a breakdown of the changing landscape:
* Condos: Free gifts rose to 44.3% of offerings,up from 39.8% in the previous quarter. Waiving transfer-day expenses increased to 32.4% (from 21.4%), while cash discounts decreased to 23.3% (from 38.8%).
* Low-Rise Houses: Free gifts (air conditioners,water pumps,etc.) remained popular at 37.9%. Offers covering transfer-day expenses rose to 35.2%, while cash discounts declined to 26.8%.
