HENDERSONVILLE, N.C. — UNC Health Pardee marked a significant milestone in its regional expansion efforts with a ceremonial groundbreaking earlier this month for the Spartanburg Highway Medical Office Building (SH MOB), a new healthcare facility designed by LS3P developed in partnership with Henderson County.
Strategically located along Spartanburg Highway, the SH MOB will serve as a key component of the region’s growing healthcare network, expanding access to outpatient, primary, and specialty services while reinforcing Pardee’s commitment to community-based care.
“As the region continues to grow, so do the demands on care and services across Henderson County,” said James M. Kirby II, President and CEO of UNC Health Pardee. “This partnership allows us to meet patients where they are and ensure access to high-quality care today and into the future.”
Funding and County Partnership
Henderson County is financing construction of the medical office building, which will be build by Vannoy Construction, through a reimbursement resolution approved by the Board of Commissioners. Under the agreement, UNC Health Pardee will cover the county’s borrowing costs through lease payments, allowing the project to move forward without a tax increase for residents. County officials say the approach leverages the county’s strong credit rating to secure favorable financing terms.
Design Focused on Patients and Providers
Designed with a modern, patient-centered approach, the approximately 42,000-square-foot facility emphasizes intuitive navigation, comfort, and operational efficiency. Durable, regionally appropriate materials were selected to reflect the local landscape while ensuring long-term performance.
According to LS3P, the building will feature a 30-room Pardee BlueMD Primary Care Clinic, along with space for pediatric and specialty care, outpatient rehabilitation, imaging, full laboratory services, and a retail pharmacy. A community conference center is also included, supporting patient education and community engagement.
Flexible clinical layouts — including modular exam rooms and shared provider spaces — are designed to adapt to evolving healthcare needs while improving workflow efficiency for care teams. Large windows and thoughtful interior planning maximize natural light, creating a welcoming environment for patients, staff, and visitors.
Sustainability and Site Planning
Sustainability is a central component of the SH MOB’s design. The building incorporates high-performance mechanical systems, LED lighting, low-flow plumbing fixtures, and a thermally efficient building envelope to reduce energy and water consumption.
Site improvements include stormwater management features and native landscaping, aligning with UNC Health Pardee’s broader environmental goals while integrating the facility into the surrounding Spartanburg Highway corridor. Nearly 195 parking spaces and a covered patient drop-off area are planned to support ease of access.
Part of a Broader Expansion Strategy
The Spartanburg Highway Medical Office Building is one of several projects underway as part of UNC Health Pardee’s long-term expansion strategy across Western North Carolina. Additional medical office buildings and outpatient facilities are planned throughout Henderson County and neighboring communities, with the goal of increasing primary care capacity and bringing specialty services closer to where patients live.
Healthcare leaders say the SH MOB reflects the organization’s philosophy of care — often referred to as the “Pardee Way” — centered on welcoming environments, community connection, and ensuring every patient feels seen and supported.
Construction is expected to be completed in early 2027, with patient services opening shortly thereafter.
