The rental market in large urban centers is on the rise, with prices soaring compared to last year.

According to the barometer relating to the evolution of average announced rental and sales prices from Imovirtual, in the District of Porto, renting a house, in February 2024, costs, on average, 1,200 euros.

When compared to the previous month, January this year, there was an increase of 9%, a period in which houses for rent cost, on average, 1,100 euros. Compared to the same period last year, there was an increase of 20%, a period in which renting a house cost, on average, 1,000 euros.

Santo Tirso (+44.93%), Matosinhos (+40.70%), Vila Nova de Gaia (+36.84%) and Lousada (+36.36%) recorded the biggest increase in house rental prices, compared to the previous year, with an increase in values, from 690 to 1,000 euros, 995 to 1,400 euros, 950 to 1,300 euros and 550 to 750 euros, respectively.

On the other hand, Paços de Ferreira (-16.67%) and Marco de Canavezes (-8.33) were the only municipalities that recorded a drop in average rents, dropping these values ​​from 600 to 500 euros and 600 to 550 euros.

Regarding sales, in February this year, buying a house in Porto costs, on average, 320,000 euros. Compared to the same period last year, February 2023, when buying a house cost, on average, 298,000 euros, there is a steeper increase of 7%, with it now being 22,000 euros more expensive.

The municipality that recorded the biggest increase in the average sale price of houses, compared to February 2023, was Santo Tirso (+34%), where values ​​rose from 179,500 to 240,000 euros. Followed by Maia (+31%, 245,000 to 320,000 euros) and Paços de Ferreira (+23%, 195,000 to 240,500 euros).

On the other hand, Baião (-8%), Matosinhos (-6%), Porto (-7%) and Lousada (-1%) are the only municipalities that, compared to February last year, registered a drop in the average price sales, going from 111,250 to 102,500 euros, 350,000 to 330,000 euros and 196,500 to 193,977 euros, respectively.
